Marina Front Office · 50–200 Slip Operators

Your harbormaster's office,
running 24/7.

Boaters text about slip availability at 11 pm. Your phone rings on fuel-dock mornings. Your waitlist lives on a clipboard. Boojee Harbor answers the texts, takes the bookings, handles arrivals, and manages the waitlist — while you run the dock.

No marketplace commission No per-booking fee You own the customer relationship Month-to-month

The problem

Enterprise tools are too heavy. Marketplaces take 10–35%.

Dockmaster and Marina Office were built for 400-slip full-service facilities. Dockwa and Snag-A-Slip bring transient traffic — then own the customer relationship and charge the slip. Operators between 50 and 200 slips are left choosing between over-engineered software and a marketplace tax.

📱
Texts at 11 pm go unanswered

Boaters shop around. The marina that answers first — even by text — wins the slip. You can't be awake for every inquiry.

💸
Marketplace fees cut the margin

Transient income is high-margin — until the platform takes its 10–35%. Direct booking at a flat monthly rate changes the math entirely.

📋
Waitlists live on paper

Annual slip waitlists at desirable marinas can stretch 3–7 years. That list is a revenue asset — managed digitally, it becomes a qualified lead pipeline.

How it works

From inquiry to arrival — handled.

Four touchpoints cover the full boater journey. Each one runs on software already proven in the Boojee hospitality stack, configured for marina operations at onboarding.

1
Boater texts or chats
AI Dock Desk answers slip-availability, transient-rate, fuel-dock-hours, and amenity questions around the clock — no harbormaster involvement.
2
They book directly
Boojee Booking takes the transient slip or pump-out appointment. Boater gets a confirmation. You get notified. No marketplace, no commission.
3
Arrival kiosk checks them in
The tablet at the harbormaster shack matches the booking, collects the registration, and prints the slip assignment. Remote approval in 10 seconds.
4
Waitlist becomes a lead list
Annual-slip inquiries are captured digitally instead of on paper. When a slip opens, your managed lead list tells you who's next — no clipboard required.

The stack

Four tools. One marina stack.

Each component is real, running, and serving other industries today. At onboarding we configure each one for your marina — names, rates, slip types, and workflow.

Component 01
AI Dock Desk
Your marina's AI receptionist — answers texts and web-chat with slip availability, transient rates, fuel dock hours, pump-out scheduling, and facility details. Responds in seconds at 2 am, 6 am, or any other time the harbormaster is unavailable. When a question falls outside what it knows, it captures the inquiry and flags it for you.
This is the Boojee AI Front Desk, configured with your marina's knowledge base at onboarding. No custom model training — it uses the information you give us.
About AI Front Desk
Component 02
Transient Bookings
Direct-booking pages for transient slips, fuel appointments, and pump-out reservations — no marketplace in the middle. Boaters pick a date and length of stay, you get notified instantly, and they receive a confirmed ICS calendar invite. Flat monthly fee, zero per-booking commission. You own the guest relationship from the first interaction.
Powered by Boojee Booking, already running for restaurants, service businesses, and hotels. Marina configuration at onboarding.
About Boojee Booking
Component 03
Self-Service Arrivals
A tablet kiosk at the harbormaster shack: the arriving boater scans their ID, the booking is matched, and a slip-assignment slip prints. A remote agent approves the session in about 10 seconds — they don't need to be on-site. The La Quinta model, on a dock. One agent can cover multiple properties at once, and the whole session is logged for your records.
This is Boojee Check-In re-configured for marina arrivals. Hardware (tablet + printer) is not included in the subscription; we advise on setup.
About Boojee Check-In
Component 04
Waitlist Engine
Annual-slip waitlists at quality marinas stretch 3–7 years. That list is an asset. Boojee Harbor digitizes your paper waitlist at onboarding — capturing name, vessel size, contact, and preferred slip type — and turns it into a managed lead list you can notify, segment, and activate when a slip opens. No more clipboard, no more lost inquiries.
We set this up with you at onboarding. Migration from your existing paper or spreadsheet waitlist is included in the Full Harbor Stack and Managed Harbor tiers.

Self-Service Arrival Check-In

Live Boojee Check-In kiosk as it runs at the harbormaster shack. The kiosk scans an ID, matches the booking, and prints a slip assignment. For the marina demo, enter confirmation number MARINA-001 and surname MORALES to experience the full arrival flow — Slip B-14 for Chris Morales aboard Wandering Star.

How to use this demo The demo link opens the kiosk already set to the marina property. When the ID scan screen appears, use the manual entry fallback and enter surname MORALES + confirmation MARINA-001. The marina's slip bookings are live in the same backend — marina operators get it configured with their slip assignments at onboarding.

Honest about maturity

What we'll tell you straight.

Boojee Harbor is early. We'd rather say so than oversell it.

What exists and runs today

The AI Front Desk, Boojee Booking, and the Check-In kiosk are live products running in other industries. The marina configuration is new — we set up the prompt, the booking page, and the kiosk with you at onboarding. The underlying software is not a prototype.

What we haven't built yet

We have no direct API integrations with Dockmaster, Halycon, Marina Office, or any other marina management software. Booking data lives in Boojee Booking, separate from your existing PMS. We won't claim integrations that don't exist.

Hardware is not included

The arrival kiosk runs on any iPad (9th gen+) or Android 10+ tablet with a printer. Hardware is your purchase — we advise on a bundle but don't supply it. The software is a browser PWA; no app store download required.

Founding program terms

The first group of operators shapes the product directly. Founding pricing is locked for life. We ask for honest feedback, and — if you're willing — an anonymized case study once we've proven results together. No fake testimonials, no invented metrics.

FAQ

Common questions.

Does AI Dock Desk actually know my slip availability?

At onboarding we configure your current transient rates, seasonal availability windows, fuel dock hours, pump-out availability, and facility details into the AI knowledge base. The Dock Desk answers from that information. You notify us when anything changes and we update it. Real-time sync with your marina management software is on the roadmap — we're not claiming it's live today.

Is this the same software as the Boojee hotel kiosk?

Yes. The self-service arrival kiosk is Boojee Check-In re-configured for marina arrivals — the arriving boater scans their ID, their booking is matched, and their slip assignment prints. We skin the interface for your marina at onboarding. The same core product is running at independent hotels today; this is the marina adaptation of it.

Do you integrate with Dockmaster, Halycon, or other marina software?

Not yet. We have no direct API integrations with any marina management platforms. Booking data is managed in Boojee Booking independently of whatever system you currently run. Operators using those platforms at onboarding typically maintain both in parallel during a trial period. PMS integrations are on the roadmap. We'll announce when they're ready.

What exactly is the Founding Marina program?

Boojee Harbor is a new product. We are working with a small initial group of operators to validate the configuration and refine what onboarding looks like at a marina. Founding members get their monthly rate locked permanently, direct input on what we build next, and a dedicated onboarding call. In exchange we ask for honest feedback and, if results warrant it, an anonymized case study. We won't publish any marina by name without explicit permission.

Is kiosk hardware included in the subscription?

No. The kiosk software is included, but you supply the hardware: a tablet (iPad 9th gen+ or any Android 10+ tablet with a rear camera), a network connection at the harbormaster shack, and a printer (AirPrint or Epson TM-series USB thermal). The software is a browser PWA — nothing to install from an app store. We can recommend specific hardware combinations during onboarding.

How does online slip booking work if we don't list on Dockwa?

Boojee Booking gives you a direct-booking page at your marina's URL — boaters fill out their vessel details, pick dates, and receive a confirmation with a calendar invite. You get notified immediately. There's no marketplace intermediary; the boater books directly with you and you pay a flat monthly fee, not a commission on each booking. Think of it as your own booking engine, not a listing on someone else's platform.

Is there a contract or minimum term?

No contract. All plans are month-to-month. Founding members can cancel at any time with 30 days notice. Founding pricing is locked as long as you remain an active subscriber — if you cancel and re-subscribe, the price may have changed.
