What OTAs does it connect to?
BOOJEE Property Manager connects natively to Airbnb, VRBO, and Booking.com via OAuth. Your calendar, rates, and availability sync in real time across all three. Direct booking is also supported with an embeddable widget you can drop on any website. Additional OTAs (Hipcamp, Furnished Finder, etc.) are on the roadmap for Q3 2026.
Does it work for long-term rentals too?
Yes — while the AI pricing engine is tuned for nightly STR dynamics, the calendar, unified inbox, task board, and owner financials modules all work equally well for monthly or annual leases. Many Portfolio and Enterprise users manage a mixed portfolio with both STR and LTR units from the same dashboard.
How does AI pricing work?
The pricing engine runs on Claude and analyzes your historical occupancy, local market demand signals, competitor rate sampling, seasonality curves, and your property's performance baseline. It recommends a nightly rate each morning and adjusts dynamically throughout the day. You set a floor rate and can approve, override, or fully automate — the choice is yours.
Can multiple team members access it?
Portfolio and Enterprise plans support multiple user seats with role-based permissions. You can give cleaners access to the Task Board only, grant co-hosts calendar and inbox access, and give property owners a read-only financial view — all from a single account with no additional per-seat cost on Portfolio, and customizable RBAC on Enterprise.
Is there a setup fee?
No setup fees, no long-term contracts, and no per-booking or revenue percentage fees. Solo Host and Portfolio plans are month-to-month and cancel any time. Enterprise plans include a 90-day success engagement with a dedicated onboarding specialist — that service is included in the $408/mo rate.
