We charge a flat monthly rate per unit. No percentage of rent. No per-transaction fees. The tenant pays no fee to pay you.
No transaction fees. Stripe's standard card processing (2.9% + 30¢) applies to tenant payments — paid by you or passed through to tenant, your choice.

No. The tenant portal is fully web-based and works in any browser on phone or desktop. They bookmark the link and come back each month. Zero friction for them.
You enter their name and email in your landlord dashboard. They receive an invite email with their unique portal link. They click it, set a password, and they're in. Takes them under a minute.
Credit card, debit card, and ACH bank transfer (US bank accounts). ACH is free for the tenant — preferred for recurring monthly rent to avoid card transaction fees. Processing is handled by Stripe.
That's your call as the landlord. You can absorb them (common for long-term tenants) or pass them through as a convenience fee. You set this per unit when configuring the portal. We don't take a cut either way.
Yes. Upload a PDF of the signed lease when setting up the unit. The tenant can view and download it from their portal at any time. You can update it at renewal.
Yes. When a tenant pays through the portal, it automatically records the payment in your Rent Roll for that unit and month. You don't log it manually. If you already have a Rent Roll account, use the same login — it's one system.
You deactivate their portal access in your dashboard. Their payment history stays on file for your records. You can re-invite a new tenant for the same unit once it's re-leased.
Yes. The Tenant Portal is a standalone product. It handles the tenant-facing side only. Pair it with Rent Roll if you want the full landlord income and expense dashboard.
