Do I need all three modules?

No. Each module is independent. Start with Estate Log if you own properties but don't have tenants. Add Rent Roll when you're renting. Add Tenant Portal when you want tenants to self-serve payments. You only pay for what you activate.

Where is the data stored?

All data is stored locally in your browser (localStorage). There's no account required, no cloud sync. Your property data stays on your device. Future versions will add optional cloud backup.

Does Tenant Portal handle actual payments?

The demo version records payments locally. Production Stripe integration connects to your Stripe account — funds go directly to you. Stripe's standard 2.9% + $0.30 applies to card payments. Boojee charges no transaction fee on top of that.

Can I bundle all three for a discount?

Portfolio pricing is available for operators with 5+ properties. Contact us via the Ops desk and we'll set up a custom rate. The suite is designed to be a complete property OS — we want volume operators on it.

How is this different from Buildium or AppFolio?

Those are $300–$1,500/mo platforms built for property management companies. Boojee Estate Suite is built for the individual owner-operator — fast, no-bloat, no per-unit fees from us, and integrated with the rest of the Boojee Estate ecosystem.

What runs under the hood

The Estate Suite OS — a real property OS, not a spreadsheet upgrade.

Buildium starts at $50/month and scales to $1,500/month with per-unit fees — built for property management companies, not owner-operators. AppFolio requires a minimum portfolio and a $300/month commitment. Landlord Studio gives you basic rent tracking for $12/month and nothing else. Boojee Estate Suite is three modules that cover the full property ownership experience: track it, collect on it, and let tenants manage themselves.
